There are two main reasons for this. </p>
<p>First, the first steps in preparing the interior of the house are easier. They also help develop the proper mind set required for selling &#8211; beginning to think of your &#8220;home&#8221; as a marketable commodity. </p>
<p>Second, the exterior is the most important. </p>
<p>A home buyer’s first impression is based on his or her view of the house from the real estate agent’s car. They call that first impression &#8220;curb appeal.&#8221; </p>
<p>So take a walk across the street and take a good look at your house. Look at nearby houses too, and see how yours compares. Then it may be time to go to work.</p>
<p>Landscaping &#8211; Is your landscaping at least average for the neighborhood? </p>
<p>If it is not, buy a few bushes and plant them. Do not put in trees. Mature trees are expensive, and you will not get back your investment. Immature trees do not really add much to the appearance value of the home. For house selling tips about ROI see that section</p>
<p>If you have an area for flowers, buy mature colorful flowers and plant them. They add a splash of vibrancy and color, creating a favorable first impression. Do not buy bulbs or seeds and plant them. They will not mature fast enough to create the desired effect and you certainly don’t want a patch of brown earth for home buyers to view. </p>
<p>Your lawn should be evenly cut, freshly edged, well watered, and free of brown spots. If there are problems with your lawn, you should probably take care of them before working on the inside of your home. This is because certain areas may need to be re-sod, and you want to give it a chance to grow so that re-sod areas are not immediately apparent. Plus, you might want to give fertilizer enough time to be effective.</p>
<p>Always rake up loose leaves and grass cuttings.</p>

<p>Well there is an answer, we have found an inspector that has trained dogs that can sniff out the sulfur component that is in the Chinese drywall.  They can even tell you if it is only in one room or if it is a single board and the rest is ok.</p>
<p>What better way to have that peace of mind when buying a home than to have this service come in and tell you for sure if the home has Chinese drywall or not.</p>
<p>If you are a seller and your home was built or renovated between 2001 and 2006, my suggestion is to have the Chinese drywall inspection done up front.  This way it can be marketed that it was already inspected and is clear of the problem.  Giving those buyers the assurance that your home is clear and it would be worth looking at.</p>
<p>Several buyers are steering clear of entire neighborhoods when they find out one house had the Chinese drywall.  My advice to them, don&#8217;t write off an entire neighborhood because of a couple instances.  If you find a home you like then get the inspection done.  You might be passing up a great deal otherwise.</p>
<p>No matter what home you buy, get the inspections done.  It gives you that peace of mind that everything is ok before you close the deal and spend thousands.  You might spend a few hundred dollars and then find out there are problems with the home, but that is a lot less than the thousands you would be paying down the road if you find problems later on.</p>

<p>First of all, like it or not, people make value judgements about you before you even open your mouth.  Think about it.  What preconceived ideas do you have about a bag lady vs. a movie star?  You get an image but the reality is you don&#8217;t really know anything about them.  It is in your best interest to present a well-groomed professional image and make sure your staff members comply as well.</p>
<p>This professional image extends to the meeting location you choose, the marketing items you provide, and your presentation.</p>
<p>This is whether you want to borrow money, buy their house or sell them a home.</p>
<p>The first verbal message should be to gain rapport with the guests.  I share that I have lived in the area for 10 years and I have kids in school.  I establish credibility as a member of the community.  We are in this together.  If you lose, I lose &#8211; and I&#8217;m not gonna lose because I have a lot at stake.</p>
<p>The actual presentation sends one clear, consistent message such as &#8220;you loan me money and I&#8217;ll give you high interest payments&#8221;.  That&#8217;s it.  While I have other facets to my business and other interests, I do not waiver in my message.</p>
<p>Sending a straightforward message in an easy-to-understand way, to convey credibility because there is no &#8220;small print.&#8221;  You let them know this is a simple program.  These are the simple forms.  This is the way it works.  Period.</p>
<p>Current action conveys credibility.  I always mention one of my most recent deals which is usually that I bought and/or sold a property yesterday or within the last few days.</p>
<p>In my presentation I acknowledge their fears and openly address a big one when I show the slide that says, &#8220;What Happens to my Investment if Alan Dies.&#8221;  They usually chuckle because they thought of that but didn&#8217;t want to say it.  I let them know that the corporation is structured to sell properties and their principle and interest will be paid as agreed.  Talk about credibility.  Have I not crossed all the T’s and dotted all the I&#8217;s with this presentation?</p>
<p>Also, If you say you are going to do it, DO IT.</p>
<p>Someone might be testing you by loaning a small amount just to see if you are for real.  Make sure you send them their interest check at exactly the agreed upon time for the correct amount.  I&#8217;ve seen this happen time and time again where the lender comes back a couple months later with more money.  Then a few months later they come back with even more money.  You must prove that you are for real and that you do what you say.</p>
<p>If you break that trust, it&#8217;s over.</p>
<p>Finally, I build credibility by being reachable.  I have an office that they can stop by.  I have an answering service that picks up my calls 24 hours a day, 7 days a week and relays important messages quickly.  I have a web site where the lender can see what I&#8217;m doing and, they can send me email and I respond promptly.</p>
<p>Credibility is powerful&#8230;  Learn to use it to your advantage.</p>

<p>Write everything down and we mean EVERYTHING. This will help save the heartache later. If you have a proper record of what you own you will search for things later. You will then divide things into categories related what can be thrown away and what needs to be kept and packed.</p>
<p>You want to be sure that you have plenty of boxes.You should try to have ten or fifteen more that what you think you will need. Label them with different colors, so that you can divide them into different categories, one for clothes, books, food items, kitchen appliances, pillows, <a href="http://www.electricmattresspadqueensize.com" target="_blank">electric mattress pads</a>, blankets to name just a few.</p>

<p>Write notes on all the boxes.If possible you can paste a printed copy of the items in each box. This is very helpful when you are ready to unpack.</p>
<p>If you need to pack liquids, do so in a water proof material so that any sort of spillage does not affect the other boxes.</p>
<p>Junk all old items that you have not used for the past 5 years. You should get rid of things that you have not used in the last five years. Most of us have the habit of accumulating things we don&#8217;t need. When you are moving is the best time to get rid of these things.</p>

And that time increases when it comes to packing electronics. Electronics are fragile, can be unwieldy to pack and transport, and generally represent a significant investment.</p>
<p>Here are a few basic tips to make things easier:</p>
<p><b>•	Begin with the goals in mind.</b>  There are two big goals to keep in mind when packing electronics.  The first is to make sure that the components arrive safely and undamaged at their destinations.  The second objective is to simplify the process of reconnecting all the components at your new place.</p>
<p><b>•	Wrap each component in at least 1” of bubble wrap before placing in the box.</b>   The bubble wrap does two things for you.  It protects the items from impacts as well as keeps them from getting scratched or marked.  Use the bubble wrap almost like you were wrapping a gift, preventing the tape from touching the electronics themselves- the adhesive can damage the finish on many items.</p>
<p><b>•	Inventory your electronics as you pack them.</b>  Record the name of the item, the manufacturer, the model number and the serial number for each item.  Then number the box and record that as well.  Yes, this seems like a pain.  But in the unfortunate instance that a box gets lost or damaged, you will need all this information to make a claim with your insurance company.</p>
<p><b>•	A picture is worth 1000 words.</b>  Use a digital or cell phone camera to take pictures of how complicated wiring (computer cords, speaker wires) is hooked up. Be sure to use plenty of light and careful focus so the pictures will be clear. Print 2 copies of each picture: keep one in your moving papers file in case you need to file an insurance claim, and put the other taped to the underside of the top of the box holding the item. This will make hooking up the items in your new place much easier. </p>
<p><b>•	Original packing materials are the best.</b>  Always use the original packaging when available. (I realize that most of us don’t have the original packaging for much of anything, but I thought I would bring it up anyway).  There are several reasons for this.  The most obvious is the fact that the Styrofoam packing included in the original box is custom-made to go around each individual component.  This snug fit minimizes movement in the box and provides the best shock reduction for the fragile parts.  The other reason is that the boxes themselves are designed to survive moves across long distances on freight trucks, meaning they were created for the exact purpose they will have to fulfill in surviving your move.</p>
<p><b>•	Double box the critical components.</b>  For especially fragile electronics, pack them first in a box with an excessive amount of biodegradable packing peanuts. Then pack that first box into a larger, second box, also filled with biodegradable packing peanuts. This two-box system seems like a pain but seems to do a better job isolating items from jarring impacts.</p>
<p><b>•	Don’t leave loose ends.</b>  Wrap each cord (meaning the power cords, printer cables, speaker wires, etc.) carefully with cable organizers, heavy twist ties or heavy rubber bands. Never throw unwrapped cords into boxes- they get tangled and caught on other items.  Make certain that each cord gets shipped in the same box as the component it belongs to.  That eliminates rummaging around to find out where the cables you need are.</p>
<p><b>•	Label both ends of each cord.</b>  Consider getting a label maker and labeling each end of every cord. When you print out the labels, you can fold them over so the adhesive side sticks to itself while keeping the printed side facing out.  This way you&#8217;ll know exactly which cord you&#8217;re seeing and where each end connects when you put things back together.</p>
<p><b>•	Use the two-inch rule.</b>  Use at least 2&#8243; of biodegradable packing peanuts around each side of fragile items.  Anything less than that won’t provide adequate cushioning for your electronics.<br />
