Make your home and your lawn great and your asking price will be great also.</p>
<p>Finally, there are the undefinables. A property that is a part of history will definitely sell better, so use that as a major selling point also. Stress that place in history, regardless of how minor and you got an edge.  </p>
<p>Then bear in mind that the price the property appraiser is not the final word on what value your home may sell; it is only in fact a beginning price. You can lift or lower that value by what you do or not do to your property before you try to sell it.  But then of course the final decision on the price to sell it is yours since you are also letting go a part of your life and memories. </p>

			<content:encoded><![CDATA[<p></p><p>Packing for a move always takes a seemingly endless amount of time. And that time increases when it comes to packing electronics. Electronics are fragile, can be unwieldy to pack and transport, and generally represent a significant investment.</p>
<p>Here are a few basic tips to make things easier:</p>
<p><b>•	Begin with the goals in mind.</b>  There are two big goals to keep in mind when packing electronics.  The first is to make sure that the components arrive safely and undamaged at their destinations.  The second objective is to simplify the process of reconnecting all the components at your new place.</p>
<p><b>•	Wrap each component in at least 1” of bubble wrap before placing in the box.</b>   The bubble wrap does two things for you.  It protects the items from impacts as well as keeps them from getting scratched or marked.  Use the bubble wrap almost like you were wrapping a gift, preventing the tape from touching the electronics themselves- the adhesive can damage the finish on many items.</p>
<p><b>•	Inventory your electronics as you pack them.</b>  Record the name of the item, the manufacturer, the model number and the serial number for each item.  Then number the box and record that as well.  Yes, this seems like a pain.  But in the unfortunate instance that a box gets lost or damaged, you will need all this information to make a claim with your insurance company.</p>
<p><b>•	A picture is worth 1000 words.</b>  Use a digital or cell phone camera to take pictures of how complicated wiring (computer cords, speaker wires) is hooked up. Be sure to use plenty of light and careful focus so the pictures will be clear. Print 2 copies of each picture: keep one in your moving papers file in case you need to file an insurance claim, and put the other taped to the underside of the top of the box holding the item. This will make hooking up the items in your new place much easier. </p>
<p><b>•	Original packing materials are the best.</b>  Always use the original packaging when available. (I realize that most of us don’t have the original packaging for much of anything, but I thought I would bring it up anyway).  There are several reasons for this.  The most obvious is the fact that the Styrofoam packing included in the original box is custom-made to go around each individual component.  This snug fit minimizes movement in the box and provides the best shock reduction for the fragile parts.  The other reason is that the boxes themselves are designed to survive moves across long distances on freight trucks, meaning they were created for the exact purpose they will have to fulfill in surviving your move.</p>
<p><b>•	Double box the critical components.</b>  For especially fragile electronics, pack them first in a box with an excessive amount of biodegradable packing peanuts. Then pack that first box into a larger, second box, also filled with biodegradable packing peanuts. This two-box system seems like a pain but seems to do a better job isolating items from jarring impacts.</p>
<p><b>•	Don’t leave loose ends.</b>  Wrap each cord (meaning the power cords, printer cables, speaker wires, etc.) carefully with cable organizers, heavy twist ties or heavy rubber bands. Never throw unwrapped cords into boxes- they get tangled and caught on other items.  Make certain that each cord gets shipped in the same box as the component it belongs to.  That eliminates rummaging around to find out where the cables you need are.</p>
<p><b>•	Label both ends of each cord.</b>  Consider getting a label maker and labeling each end of every cord. When you print out the labels, you can fold them over so the adhesive side sticks to itself while keeping the printed side facing out.  This way you&#8217;ll know exactly which cord you&#8217;re seeing and where each end connects when you put things back together.</p>
<p><b>•	Use the two-inch rule.</b>  Use at least 2&#8243; of biodegradable packing peanuts around each side of fragile items.  Anything less than that won’t provide adequate cushioning for your electronics.<br />

As the housing boom has busted and so many houses have gone into foreclosure or are on the brink of doing so, <a href="http://www.decorate-redecorate.com/" target='_blank'>homestaging</a> is one critical step every homeowner should utilize to help their home take center stage.</p>
<p>Attention to detail makes the difference. When <a href="http://www.decorate-redecorate.com/" target='_blank'>staging to sell</a>, one should follow some specific tactics to achieve the best outcome. Here are five basic mistakes to avoid:</p>
<p>1) Never sell a house empty. All too many people remove all items from the house and enlist the services of an agent to show a completely bare home. While this process involves less risk of damage or theft of furnishings, it is the worst way to put a house on the market. Buyers can see the shell of the house, but they will struggle to make an emotional connection with it which is essential to the process of getting them to make an offer.</p>
<p>2) Never sell a house with clutter. On the opposite side of the spectrum, many people try to sell their house while still living in the house and they don&#8217;t realize there is a huge difference between living in a house and selling a house. Homeowners often allow their rooms to become messy. They over decorate or severely under-decorate. </p>
<p>3) Never sell a house that needs maintenance. Pay attention to the little details &#8211; because buyers will notice every little problem and magnify it in their minds. No one wants to buy a house that requires repairs &#8211; even little ones. Repairs will have to be made anyway after the house is inspected.</p>
<p>4) Never sell a dirty house. Living with your own dirt is one thing but no one wants to buy a filthy house. Your home must pass the white glove test to make the best impression.</p>
<p>5) Never sell a house that has an odor. The nose is one of the most powerful senses we have and when a buyer enters a house, they will pick up on smells that the homeowner does not notice. A smelly house is one of the biggest turn offs to prospective buyers. Air fresheners can help but they only mask over the odors and do not eliminate them. </p>
<p>Smart owners ask their neighbors, friends and relatives to walk through their house before they are put on the market. It costs nothing to get their feedback and could serve as valuable information into what additional home stagingmight need to be done.</p>

Listing contracts refer to the agreement between you and a professional real estate broker. This agreement gives the real estate broker the  directive to represent you in the process of selling your home. There are four main  forms of listing contracts;</p>
<p>&bull; Exclusive right to sell listing: This contract gives your real estate broker a free rein. In other words, the real estate broker is allowed to do whatever it takes to sell your home. In this case, the broker is not  restricted in any way and can  utilize a number of marketing strategies to  realize the successful sale of your home.</p>
<p>&bull; Exclusive agency listing: An exclusive agency listing limits the broker because the right to sell your home is given to you. In this case, the broker does not  acquire any commission because you  basically handle the sale of the house from start to finish. This listing is much preferred by home sellers because it affords them the  liberty to line their wallets with a little bit of extra cash.</p>
<p>&bull; One time show: This  calls for the broker being enlisted to sell your home through home showings. As the term implies, the home is showed off to  future home  buyers only once. This  form of listing  limits the broker from trying out other marketing strategies that may prove more  efficient than a home show. You will also need to pay the broker a commission after the house is sold off.</p>
<p>&bull; Open listing: This is very much  reminiscent of the one time show listing except that the house is shown off  innumerable times until it is  acquired. The decision about which is listing to select is yours and should be done with the size of your pockets in mind.</p>

But, what does that mean? How does it work and why do buyers line up for viewings? For answers to these questions and more, keep reading.</p>
<p>What is pre-construction purchasing?</p>
<p>To pre-sell units, raise capital and finance the remainder of their projects, builders and developers often pre-sell a number of units at a discounted price &#8211; usually 10 to 15 percent lower than for what they intend to sell the units or houses once completed. </p>
<p>What&#8217;s the advantage of pre-construction investing?</p>
<p>Whether you plan to purchase the <a href="http://www.realestatelocale.com/metro-atlanta-real-estate.shtml" target='_blank'>home</a> as a primary residence or as an investment <a href="http://www.realestatelocale.com/shorewood-real-estate.shtml" target='_blank'>property</a>, this allows you to obtain the property for less than the prospective resale value.</p>
<p>What&#8217;s stopping me from selling it right away for a small profit?</p>
<p>Most developers have restrictions in place that prevent buyers from selling their pre-purchased properties until either all or almost all the units have been sold. In addition, some developers put a time restriction on sales to prevent buyers from selling their units at less than the developer price and undercutting them.</p>
<p>Are their risks involved?</p>
<p>Yes &#8211; for example, if the <a href="http://www.realestatelocale.com/atlanta-residential-real-estate.shtml" target='_blank'>real estate market</a> is slow and the developer decides to lower the price of the units once they&#8217;re completed, your unit&#8217;s market value has effectively been decreased.</p>
<p>Also, buildings and developments aren&#8217;t always completed on time, so prospective homeowners shouldn&#8217;t bank on a unit or house being finished in 16 months just because a builder says so. </p>
<p>Do I have to start paying right away?</p>
<p>Most pre-sales require a down payment or deposit on the home and then no more payments until the house is actually completed. In the meantime, your down payment cash will be locked into that property. However, you&#8217;ll have time to save money and later increase your down payment while simultaneously gaining equity in the property as it&#8217;s built. </p>
<p>What about group or wholesale pre-construction investing?</p>
<p>Wholesale pre-construction investing works by taking a small amount of money from each member of a larger group of investors. Those funds are then used to buy a block of units or even just one pre-construction unit, with the expectation that it will later be sold at a profit. </p>
<p>In most cases, wholesale pre-construction investment firms are legitimate business, but you should always investigate a company and its representatives thoroughly before handing over your money.</p>
