I know you have heard a lot about staging your home but you might not know exactly what it means. Well it basically means making your home “showing” ready when you put it on the market to sell. Here are some key things to remember:
Your home needs to have great curb appeal. First Impressions are lasting and they don’t change. I have had customers refuse to go into a house because they didn’t like the outside appearance of the home. Clean up your yard, plant fresh plants if necessary, replace the sod if it looks bad, paint the house if it needs it. The main thing to keep in mind is make it look new. These things will actually get you more money for your home.
De clutter your house. Pack up all the teddy bear and doll collections or any other collections you have. You want people to look at your house not your collections of items. It also takes up a lot of room and makes the house seem smaller, packing up all the extra stuff will make the house seem bigger. You are going to have to pack it up anyways, might as well do it now so you can sell your house faster.
Remove family pets. Many people are afraid of pets like dogs or they are allergic to them. Pets can also be a distraction when prospects are trying to look at your house. You don’t want them playing with Fido or constantly afraid that Fido is going to bite them so either remove them totally from the home, put them in the garage with a sign on the door to NOT OPEN PET INSIDE or cage them. The goal is to not have any distractions while they are looking at your house and to make it inviting enough that they want to stay.
Clean and clear countertops. Once again, they aren’t coming to see your dirty dishes or every appliance you own, they want to see the counter tops, what shape they are in, what color they are, and how much counter space will they have. Keeping your counter tops clean and clear will also make the kitchen appear bigger and that will bring you more money.
Pack up extra things. Go through each room and pack up everything you don’t need. Once again, get rid of the clutter and think of your home as a model home. Pack up all the family photos, we want the new owner to visualize their family photos in your home, not standing there looking at yours and believe me they do. Another distraction we need to remove to keep them focused. Also by packing up all the extras things in your house will make it seem larger and this is key. The bigger we can make your house appear the better. So get packing!
Keep the bathrooms clean. Please please do this, you would be amazed what we see. A dirty bathroom or towels and dirty underwear laying about is a turn off and will make them turn and walk away. The goal here is to remove ALL distractions from a room. Kitchens and bathrooms are the 2 most important rooms in a house that are considered so get cleaning that bathroom!
Use air fresheners for a wonderful smelling house. Get the plug in kind and scatter them around the house. Use Vanilla or something rather neutral because we want it to smell nice but we don’t want it to be over powering or a scent someone would dislike. It is tricky but just try to pick something you think everyone would like. Put one by the front door, a nice smell when they first see your house is very important, it helps with the bonding process.
Organize your closets. Now when I said to pack up the collections and the extra stuff in your house I didn’t mean to throw it all in the closets. They look in those too. So get them cleaned out and all nice and organized. Bigger closets or the appearance of them being bigger will be a great asset to your house so you need to show them off.
Buying a home is an emotional purchase. We need to position your home in a way that makes people want to bond with your house. If they can’t see the closets for all the clothes and stuff or can’t see the kitchen counters for all the dishes and small appliances then we can’t get them to bond. All they see is the clutter and junk lying around and they will turn and walk away. Always keep in mind you are in competition with many other homes in your price range and you want yours to stand out among the rest.
