No judgment, just options. That is the whole promise, and it is the reason to start here rather than at a headline. If you are reading this because a letter arrived, a payment slipped, or a move is being decided on someone else’s timeline, none of that changes how this conversation goes. My job is to tell you clearly what your Ellenton home is worth today, what the market around it is actually doing, and what your real choices are — so you decide from facts instead of pressure.
I have sold homes in Manatee County since 2002. Everything below is the most recent published data for Ellenton and for the county around it, dated to the period it covers. Where a number does not exist for Ellenton specifically, I have left it out rather than guess at it.
Data period: Ellenton figures reflect closed sales through September 2026 for ZIP 34222; Manatee County monthly and quarterly figures reflect September 2026 and Q3 2026, released by the Realtor Association of Sarasota and Manatee on October 16, 2026; the weekly county figures cover October 11–17, 2026.
Where Ellenton Stands Right Now
Ellenton is small, and it is the most mixed market I work in. Walk five minutes in any direction here and you can pass a conventional subdivision, a land-owned 55+ community, a resident-owned co-op and a manufactured-home neighborhood on leased lots. That mix is the single most important thing to understand about Ellenton values: a city-wide median blends several different markets into one number, and your home only ever competes inside its own.
The short version of the numbers: prices in ZIP 34222 came in higher in September 2026 than a year earlier, homes sold faster than they did last fall, and the number of homes for sale is down about 8% from a year ago. Here is the detail.
What Ellenton Homes Are Selling For
In ZIP 34222 in September 2026, the median sold price was $452,250, up 2.4% from the month before and 23.1% from a year earlier. On a per-square-foot basis, homes sold at a median of $213, down 1.5% year over year, and the median asking price was $465,000, down 4.4% from a year earlier (Realtor.com, ZIP 34222, September 2026).
Those two directions are not a contradiction — they are the mix at work. A median sale price can rise sharply while the price of a typical square foot falls, when more of the homes that happen to close are larger, land-owned or conventional homes instead of smaller manufactured ones. For anyone pricing one specific house, the per-square-foot figure and the homes that actually closed near you are the more honest read than the city median.
A second source put Ellenton’s September median at $442,950, on 55 closed sales, down from 61 a year earlier (Movoto, September 2026). Two sources, two different medians, both defensible — that is what a small, mixed market looks like. Treat any single Ellenton figure as one source’s count on one date, not as gospel.
How Long Ellenton Homes Are Taking to Sell
- In September 2026, the median days on market in ZIP 34222 was 75 days — down about 21% from the month before and 13% from a year earlier (Realtor.com).
- The same month, Movoto measured Ellenton homes selling in a median of 85 days, against 87 days a year earlier.
- Across Manatee County in the week of October 11–17, 2026, closed homes averaged 94 days on the market, on 128 closed sales at a median sold price of $441,250, with sellers receiving 92.9% of list price (Stellar MLS).
Both Ellenton readings say the same thing in different words: this is a market where selling takes a couple of months, not a couple of weekends, and where a home priced correctly from day one moves near the front of that range. County-wide, the weekly figure comes from a much larger sample. Ellenton closes a few dozen homes a month, so any single-week city number here is noise — I would rather leave a number out than report noise as a trend.
Ellenton Inventory and Supply
As of September 2026, ZIP 34222 showed 308 active listings, down 0.9% from the month before and 8.0% from a year earlier (Realtor.com). Another source counted 110 active listings and 5 new listings for Ellenton in the same month (Movoto). That is a wide gap, and it is normal here: the sites disagree about which community listings to include, especially manufactured homes and new park inventory. Read either as one source’s count on one date.
On supply: there is no Ellenton-only months-of-supply figure published on a consistent basis, so I am not going to manufacture one. What is published and reliable is the county picture. Manatee County single-family homes stood at 3.9 months of supply in September 2026, down from 4.2 months in the third quarter of 2025 (Realtor Association of Sarasota and Manatee) — still tilting slightly toward sellers countywide. For ZIP 34222 specifically, Realtor.com’s own read for September 2026 was that the supply of homes for sale was greater than buyer demand, and sellers received a median of 94 cents on the dollar against asking price. Countywide, most of the leverage still sits with sellers. In Ellenton, in this mix, it does not.
The Part of Ellenton No Chart Shows: Land, Rent and Community Type
Here is what I want you to take from this post if you take nothing else. In Ellenton, two homes five minutes apart can look almost identical and be worth very different amounts, because the price on the sign is only part of what a buyer is buying.
Ellenton carries a large share of Manatee County’s 55+ and manufactured-home communities, and they do not all work the same way:
- Tidevue Estates is a 575-home, land-owned 55+ community — residents own the land, and the community offers a solar-heated pool, fitness center, library, indoor pickleball and bocce.
- Terra Siesta is a resident-owned 55+ cooperative: buyers generally take a share of the co-op along with the home rather than renting the lot.
- Colony Cove is a 55+ manufactured-home community on leased lots, with five clubhouses, six heated pools, fitness centers, sports courts, dog parks and an on-site marina with wet and dry slips.
Three communities, three different ownership structures, three very different monthly payments even at the same purchase price. A $165,000 home on a leased lot with a four-figure monthly lot rent is not the same purchase as a $165,000 land-owned home, and it is not financed the same way either. Some lenders will not finance a manufactured home on leased land at all; others will, on different terms. Park rules and an application approval add another step.
So when you compare your home to the one that just sold down the road, compare the right things: land ownership, monthly carrying cost, age restriction, financing and insurance. Amenities and lifestyle are what these communities sell, and the buyers who want that lifestyle usually know exactly what they are looking for — which is why the right buyer pool matters as much as the right price.
The Wider Manatee County Picture
In September 2026, Manatee County single-family homes posted a median sale price of $485,000, up 3.2% from a year earlier, on 636 closed sales, down 3.9%. Homes reached contract in a median of 53 days, down 11.7%, supply stood at 3.9 months, down 7.1%, and new pending sales fell 3.6% to 559 (Realtor Association of Sarasota and Manatee, released October 16, 2026).
The full third quarter tells the same story at a steadier level: 2,017 single-family closings, up 4.2%, at a median of $490,000, up 3.2%, with active inventory of 2,610 homes, down 1.7%. Sellers received a median 95.6% of original list price, up from 93.8% a year earlier, and cash buyers made up 27.5% of sales (RASM). Condos and townhomes remain the softer segment — a $296,500 median in September, flat year over year, at 5.0 months of supply.
County prices have held up better than Ellenton’s median suggests, and again that is mix rather than magic. The county figure is dominated by conventional single-family homes; Ellenton’s is pulled around by a large manufactured-home segment. Same county, two different stories.
What This Means If You’re Selling in Ellenton
Price off your own community type, not off the city headline. Pull the closings from the last 90 days in your community, and if you are in a co-op or on a leased lot, weigh the sales that are genuinely comparable once the monthly cost is included. Nothing in this data rewards a hopeful number.
A 75-day median is the honest expectation for a well-prepared home here, and roughly two months of carrying cost is part of the plan, not a surprise. If a buyer’s obstacle is cash rather than price, a closing-cost concession sized to that gap often costs less than the equivalent price reduction — and unlike a price cut, it does not reset the comp for your neighbors.
And if you need to sell — a job move, a divorce, an inheritance, a loan that has gotten ahead of you — the timing conversation is a different conversation from the maximize-the-price one, and it should be. Those are two different plans. I will tell you honestly which one your situation calls for.
What This Means If You’re Buying in Ellenton
You have room here. Homes sold for a median of 94 cents on the dollar against asking in September, inventory is thinner than it was a year ago but still deep enough to compare, and the median ZIP 34222 home took about two and a half months to sell. That is a market where you can be deliberate instead of reactive.
Before you fall for a home in a community, get three answers in writing: Is the land owned or leased? What are the monthly fees, lot rent or co-op share, and what do they include? Can this home be financed and insured, and by whom? Ask for the current fee schedule and the community’s rules on applications and resales. In manufactured and land-lease communities those answers move the monthly number more than the purchase price does.
Manufactured and 55+ homes are a genuine value in this part of Manatee County, and they are second only to complicated sales in the work I do. They simply need someone who knows how differently those transactions run.
If Your Situation Is Complicated, That Is the Work I Do
Not everyone reading a market update is choosing between two good options. Some of you are weighing a short sale, a deed in lieu, a loan modification, or whether you can stay in the house at all. That is not a side of my business — it is the center of it. Clear answers, no judgment, no pressure, and a plan built around what is actually happening.
