Where Palmetto Stands Right Now
Palmetto is the smallest of the four cities I work most, and right now it is also the fastest-moving. In the week of September 20–26, 2026, Palmetto closings averaged 47 days on market — the quickest of any city in Manatee County that week — on 14 closed sales at a median sold price of $387,500 (Stellar MLS data, as reported in the Manatee County weekly market recap).

What Palmetto Homes Are Selling For
The most recent full month on record for Palmetto is August 2026. Across all home types in ZIP 34221, the median sale price was $389,831, up 5.6% from a year earlier (Redfin, August 2026).
Sales volume moved in the same direction: 47 homes closed in Palmetto in August 2026, up from 37 the year before — a 27.5% increase (Redfin).
Prices are not running away, though. Sellers received a median of 96.8% of list price in August, up 2.0 points year over year. And 47.3% of Palmetto listings had taken a price cut, up 4.2 points from a year earlier (Redfin). In plain terms: well-priced homes are selling, and overpriced ones are being repriced.
At the county level, Manatee County single-family homes posted a median sale price of $495,000 in August 2026, up 5.9% year over year and essentially flat month over month, on 687 closed sales — a 5.7% increase in volume (Realtor Association of Sarasota and Manatee, released September 16, 2026). Condos and townhomes came in at a $307,000 median, up 5.4% year over year. If you own a condo or townhome here, that softer segment is worth knowing about either way.
How Long Palmetto Homes Are Taking to Sell
Two numbers tell this story, and they measure different things.
- Over the three months ending August 2026, Palmetto homes sold in a median of 96 days on market, up from 85 days a year earlier (Redfin).
- In the week of September 20–26, 2026, Palmetto closings averaged 47 days — the fastest city in the county that week (Stellar MLS).
Both can be true at once. The longer figure reflects a market where some homes sit and wait for a price adjustment. The shorter one reflects what happens to homes that are priced right from the first day. Across the county in the most recent week on record (September 27–October 3, 2026), closed sales averaged 80 days on market at a median sold price of $435,000, with sellers receiving 92.8% of original list price (Stellar MLS).
Palmetto Inventory and Supply
As of September 30, 2026, there were 440 homes for sale in Palmetto, with 61 more already under contract, at a median list price of $399,900 — about $208 per square foot (Momentum, Stellar MLS data).
On supply: there is no Palmetto-only months-of-supply figure published on a consistent basis, so I am not going to manufacture one. What is published and reliable is the county picture. Manatee County single-family homes stood at 3.9 months of supply in August 2026; condos and townhomes sat at 4.9 months (RASM). Under the usual six-month rule, that is a market still tilting slightly toward sellers — which is why prices have held rather than slid.
What This Means If You’re Selling in Palmetto
You are not in a market that rewards a hopeful number. You are in one that rewards the right number, early. The homes going under contract in under 50 days are the ones priced to today’s comps from the first day on the market. The ones sitting past 90 days are usually waiting on a price the data stopped supporting months ago.
And if you need to sell — a job move, a divorce, an inheritance, a loan that has gotten ahead of you — the timing conversation is a different conversation from the maximize-the-price one, and it should be. Those are two different plans. I will tell you honestly which one your situation calls for.
What This Means If You’re Buying in Palmetto
You have more room than you did a year ago. Selling at 96.8% of list price and nearly half of listings taking a price cut adds up to real negotiating space, especially on homes that have been sitting. What has tightened is the good inventory — the well-priced, move-in-ready homes still move quickly. Being pre-approved and ready to go when the right one appears still matters.
