It’s been said that selling a home is one of life’s emotional rollercoasters. It’s true, it can be full of surprises, but what if your home doesn’t sell? Where do you go from there when you have an expired Palmetto listing?
When a home hasn’t sold and has been on the market for the length of your contract, you have to make a choice to prevent it from becoming “an expired listing.” Do you continue with your agent, find a new agent, or take your home off the market?
Recovering From an Expired Palmetto Listing
Here are a few tips that will help you move onto a more positive outcome.
- You’re not alone. It’s not easy to tell friends and family that your home didn’t sell, but it’s not uncommon. It happens more than you might realize and for various reasons. You just have to be open to growing from this experience.
- What are the lessons – avoid blame? Price is the number one reason homes don’t sell. This isn’t to blame you or your agent. Did you “have to get” that price? Did you agent offer valid reasons for reconsidering your price. Were there other factors aside from price that might explain it?
- Was it out of your control? Worrying about something that is out of your control accomplishes little. There’s little you can do if you’re selling in a buyer’s market, the market crashes, or environmental issues in your area affected the sale of your home. You’re not responsible when things like these are a part of the equation. Just care for what you have control of and let the rest go.
- What to do next. Review your agent’s marketing approach. Did you feel that there was enough communication between the two of you? Was your home marketed to current marketing standards? Was your home welcoming to prospective buyers? Did you make it available for showing when a showing request was made? Drive up to your home. How’s the curb appeal? Are you ready to roll up your sleeves or do you want to take a break?
- What next? Do you want to keep your agent or move on? If you choose to find another agent, resist the temptation to run your past agent down. Accept what’s happened, forgive, and get back on track — selling your home and moving on.
