Most homeowners will at least consider renting a Parrish home whileselling it. The new trend, though, is to list homes on AirBnB when it’s on the market to sell. Does this make sense or is it a bad idea?
Think about it. Prospective buyers are about to make a huge investment and they’re making this decision without living there. They make an offer without spending a single night in the house that they plan to buy. That’s the ways thing work, right?
Things Are Changing
The new marketing trend is aimed at taking some of the uncertainty out of purchasing a home. Some sellers are letting buyers “live” in the house for a few days to test the waters. If this seems strange, you’re not alone, but consider these homeowner’s reasons.
AirBnB makes all of this possible. While this won’t work for owner occupied homes, it’s very direct: Sellers list their home on AirBnB and when a buyer shows interest, they can arrange to “rent” the property through AirBnB. Buyers get to spend a night or two at the house, and it gives them a more personal experience.
Not Without Criticism
That’s all and fine for the buyers, you may say, but what about a seller? Isn’t it risky? I’ll be honest, not all brokers are comfortable with this idea. It can cause scheduling difficulties when trying to show the house to prospective buyers.
Then, there are the horror stories with short-term rentals on AirBnB. There’s the possibility of damage and even squatters who dig their heels in and won’t leave. Not to be forgotten, there are possible legal complications that could arise in some communities. Yet, thousands upon thousands of people have offered their short-term rental without any complications.
The Appeal
Buyers live in a home in real time. There’s the possibility that they will build an emotional attachment on their mini vacation there. Is it a selling advantage?
