1. First, you’ll want to check are the windows. Quality windows should slide easily and with little noise. Cheap windows have a tendency to stick and make grating noises. If any window won’t open or close at all, you need to ask why. Is it the quality of the window or is there a problem with the foundation? Make sure you know the cause.
2. Next, check the windows sills at the base of the window. Often, you can identify a soft sill by a “rotted” look, but make sure to run your hand across the sills with light pressure to see if there’s any soft spot. If so, that’s a red light. A mushy sill means there’s a water penetration problem. More importantly, it’s likely existed for some time. Keep in mind, long-term water problems can mean mold and mold can be expensive to fix. If you really want this home, demand an inspection paid for by the seller. If they refuses, walk away.
3. Finally, look for water stains. It’s important to keep in mind, stains around a window frame indicate to water problems. If a room’s been freshly painted, try to find one that hasn’t. If the entire interior has been painted, ask the seller to state in the sales agreement that water stains were not present before the house was repainted.
Remember, windows are almost always a good indicator of the home’s quality of workmanship. Giving windows a good “once over” will tell you a lot about the house you are considering.
