Parrish has grown so quickly that even people who’ve lived in Manatee County for years sometimes ask me, “wait, where exactly is that?” If you’re considering a move here, this is the local’s rundown of what’s actually being built and who each community tends to fit.
The Big Master-Planned Communities
North River Ranch is the anchor of Parrish’s growth, a roughly 2,600-acre development approved for around 6,000 homes, with builders including Cardel Homes, David Weekley, and Neal Communities. Single-family pricing generally starts in the mid $400s, and the community is planning gigabit fiber internet, on-site schools, a future hospital, and a 12-acre amenity center at Camp Creek, per current builder listings. This is the community I point move-up families toward most often when they want new construction with real long-term infrastructure behind it.
Oakfield Trails is worth knowing about specifically because it isn’t tied to a single builder. Five different builders, D.R. Horton, Meritage, Pulte, Homes by WestBay, and Ashton Woods, are all building here, which means a wider range of floor plans and price points (roughly mid $300s and up) under one community umbrella.
For 55-and-Better Buyers
Parrish has become something of a hub for age-restricted living. Del Webb at BayView offers around 950 homes with a 22,000-square-foot clubhouse, fitness center, and resort-style pool, while the newer Del Webb Explore community (about 901 homes) drops the age restriction entirely, opening it up to a broader range of buyers starting in the mid $300s. Woodland Preserve, built by Kolter Homes, is a smaller 55+ option with over 100 acres of preserved land and amenities like pickleball and bocce courts.
For Budget-Conscious and First-Time Buyers
If price point matters most, a few communities stand out. Salt Meadows, from Meritage Homes, starts in the high $200s across 561 homesites. The Towns at Firethorn, Taylor Morrison’s townhome community, starts in the low $200s. Prosperity Lakes from Lennar also opens in the mid $200s and includes an active-adult section for buyers who want that lifestyle without a strict age requirement community-wide.
For Waterfront and Larger-Lot Buyers
On the higher end, The Islands on the Manatee River offers 178 estate homesites across 225 acres directly on the water, complete with private docks and a bring-your-own-builder program, with pricing starting around $900,000. Crosswind Ranch, built by WestBay, offers larger homes (2,135 to 4,250 square feet) with tile roofs standard, generally starting in the high $400s.
What to Walk Through Before You Pick a Community
With this many options, the fastest way to narrow things down is to get specific about what actually matters to your household: a maximum drive time to work, a firm budget range, whether an age restriction fits your plans or rules a community out, and how much you value amenities versus a lower HOA fee. Two communities that look similar on a builder’s website can feel very different once you’ve walked the model homes and seen the lot sizes in person.
How Parrish Stacks Up Against Lakewood Ranch
The comparison I get asked about most is Parrish versus Lakewood Ranch. Broadly speaking, Parrish tends to offer more new-construction square footage and a wider range of entry price points for a similar commute distance to Tampa, Bradenton, and Sarasota, while Lakewood Ranch has a longer track record, more established retail and dining, and typically a higher price floor. Neither is the “better” choice across the board. It really depends on whether you value a more established, built-out feel or the newer infrastructure and relative value Parrish currently offers.
