Ruskin, Florida (33570) sits on the north bank of the Little Manatee River where it meets Tampa Bay, in southern Hillsborough County. It borders Apollo Beach to the north and Sun City Center to the east, with US-41 running through the middle of town and I-75 a few minutes away. Ruskin offers a mix you don’t find in many places this close to Tampa: older riverfront and bay homes, working farmland, and some of the area’s newer master-planned neighborhoods. This page covers the neighborhoods, what homes cost, the fees to expect, and the questions people ask me most.

What do homes cost in Ruskin in 2026?
Ruskin is one of the more affordable places to buy a newer home this close to Tampa. Over the 12 months through mid-2026, the median sale price in the 33570 zip code was about $320,000, and homes have been taking around 80 days to sell, longer than a year earlier. That gives buyers room to negotiate, and many builders are offering incentives too.
Prices range widely: a resale home in a newer community often sells near the median, while riverfront or bay homes and homes on acreage sell for considerably more. Call or text me for current numbers on the community you are considering.
How much are HOA and CDD fees in Ruskin?
- Newer master-planned communities: usually have HOA dues plus a Community Development District (CDD) assessment, which appears on the property tax bill. The CDD can add a meaningful amount each year, so ask for both numbers up front.
- Older Ruskin and rural properties: many have no HOA and no CDD.
My guide to HOAs, CDDs and 55+ communities explains how they work.
Why do people move to Ruskin?
- On the water. The Little Manatee River runs to Tampa Bay, and boaters, kayakers and anglers use it year-round. Little Manatee River State Park offers paddling, hiking and camping, and E.G. Simmons Regional Park on the bay is a local favorite.
- Value. Newer homes here often cost less than comparable homes closer to Tampa.
- Getting around. US-41 and I-75 connect Ruskin to Tampa, St. Petersburg and Sarasota, with shopping and dining in Apollo Beach and Sun City Center a short drive away.
- A little history. Ruskin was founded on August 7, 1908, by Dr. George McAnelly Miller and Addie Dickman Miller. The rich soil along the river made it known for tomatoes, and farming is still part of the landscape.
What should you know before buying in Ruskin?
- Flood zones. Ruskin is low-lying near the river and bay, and flood risk changes sharply from one street to the next. Check the flood zone and get an insurance quote for the exact address. See flood zones and flood insurance in South Hillsborough.
- New construction. Builders have their own sales agents, and they work for the builder. Your own agent helps with upgrades, incentives, contracts and inspections. Many builders offer buyer-agent compensation, but it varies, so we’ll confirm how it works in writing before you sign anything.
- Older homes and land. For older homes and acreage, check septic, well, roof age and any agricultural or zoning restrictions before you commit.
- Insurance. Roof age and wind mitigation features affect your premium. See my homeowners insurance guide.
- Homestead exemption. If this will be your permanent home, file for homestead to lower your property taxes. Here is how homestead works in Hillsborough County.
Selling a home in Ruskin
Ruskin buyers compare resale homes directly against new construction down the road, so pricing and presentation matter. I’ll show you what nearby builders are offering, help you decide which repairs are worth making, and market your home to buyers looking for the water, land or value that new builds don’t have. If you’re settling an estate or selling from out of town, I can handle the local work for you. My guides to inheriting a home and downsizing or relocating can help you plan.
