Riverview is one of the fastest-growing suburbs south of Tampa. It sits in southern Hillsborough County along the Alafia River, east of Gibsonton and north of Ruskin and Apollo Beach, with US-301, I-75 and the Selmon Expressway close by. Riverview offers a wide range of homes, from riverfront properties on large lots to newer homes in master-planned communities.
Living in Riverview
The Alafia River. Riverview takes its name from the Alafia River, which runs along the north side of the community. The river corridor has boat ramps, kayaking and some of the area’s larger riverfront homes.
Parks and trails. Alafia River State Park in nearby Lithia offers hiking, paddling, fishing and well-known mountain bike trails, and the Balm-Boyette Scrub Preserve has thousands of acres of trails. Many neighborhoods also have their own pools, parks and playgrounds.
Shopping and getting around. Winthrop Town Centre and the shopping along US-301 and Big Bend Road cover everyday needs, and Brandon is a short drive north. Most residents reach Tampa by I-75, US-301 or the Selmon Expressway. Plan your commute around rush hour.
Neighborhoods to know
Panther Trace. A large master-planned community off US-301 with a lagoon-style pool, water play area, clubhouse and courts.
Summerfield and South Fork. Established master-planned communities with pools, trails and a range of home sizes and price points.
Along the Alafia. Riverfront and river-area neighborhoods with larger lots, mature oaks and, in some cases, private docks. See my guide to River Walk.
Newer communities. Builders continue to add neighborhoods across Riverview, usually with HOA dues and often a CDD assessment.
What to know before you buy
- HOA and CDD fees. Many Riverview communities carry both. Compare the full monthly cost, not just the price. My HOA and CDD guide explains what to ask for.
- Flood zones. Riverview is inland from Tampa Bay, but the Alafia River and its creeks carry mapped flood zones, and low-lying pockets near the river have flooded in recent storm seasons. Check the flood zone for the exact address. See flood zones and flood insurance in South Hillsborough.
- Insurance. Get homeowners and flood quotes during your inspection period. My homeowners insurance guide covers what affects your premium.
- Schools. Riverview is served by Hillsborough County Public Schools. School assignments are set by address, so confirm them with the district for any home you’re considering.
Selling a home in Riverview
Riverview has a lot of homes for sale at any given time, including new construction, so yours needs to stand out. I’ll price it against both resales and builder incentives nearby, help you decide which repairs and updates are worth doing, and market it to buyers relocating to the Tampa area. If you’re selling from out of town or settling an estate, I can handle the local work for you.
