Kings Point is a gated 55+ community inside the greater Sun City Center area (33573) in southern Hillsborough County, about 25 miles south of downtown Tampa. With more than 5,000 homes, its own clubhouses and golf courses, and more than 100 separate condo associations, it is one of the largest active-adult neighborhoods on Florida’s Gulf Coast. Living nearby, I spend a lot of time here helping buyers compare buildings and helping families sell. This guide covers the home types, what homes cost, what the monthly fees include, and what to check before you buy. For the bigger picture, see my Sun City Center real estate guide.

What is Kings Point like?
Kings Point opened in 1973 and grew in phases over the next several decades. It sits within Sun City Center but is legally its own community, with its own management, boundaries and bylaws, separate from the Sun City Center Community Association. Daily life centers on the two clubhouses, the pools and a long list of clubs and activities. Many residents get around by golf cart, and the shopping centers, banks and medical offices of Sun City Center are a short ride away.
Because Kings Point is made up of more than 100 individual associations, two homes on the same street can have different fees, pet rules and rental rules. That is the single most important thing to understand before you shop here.
What types of homes are in Kings Point?
Smaller villas
The 1970s and 1980s sections are mostly smaller one-story villas, often in two-unit buildings, many with a carport rather than a garage. These are the most affordable homes in Kings Point and are popular with seasonal residents and buyers who want low-maintenance living.
Larger villas with garages
Newer sections from the 1990s and 2000s have more open floor plans, more square footage and one- or two-car garages. Many are two-bedroom, two-bath duplex villas of roughly 1,300 to 2,000 square feet, often overlooking a golf course or pond.
Condos
Kings Point also has condo buildings, from compact one-bedroom units to two-bedroom condos with assigned or covered parking. Condos usually carry the lowest purchase prices and fees that cover most exterior costs.
Single-family homes
Detached homes are much less common in Kings Point than villas and condos. Expect more privacy and more responsibility for your own exterior and insurance than in an attached villa.
What do homes cost in Kings Point?
Kings Point prices run from about the low $100,000s to the mid $400,000s, with the average sale well under $200,000. Older villas and condos sit at the low end, some under $100,000, while newer villas with garages and golf or water views sit at the top. Price depends heavily on the age of the section, updates, and what the association fee covers.
Prices change month to month. Call or text me for current sales in the specific building or section you like.
How much are Kings Point HOA and condo fees?
Monthly fees in Kings Point commonly run about $425 to $775. That can look high next to other communities, but the fees usually cover far more than an ordinary HOA. Depending on the association, they can include:
- Use of the clubhouses, pools and recreation facilities (golf is separate)
- Exterior building maintenance and building insurance
- Landscaping, pest control and trash removal
- Water and sewer service
- Basic cable and, in some associations, internet
- The guarded gate and security patrol
- Reserves for future roof and building repairs
When you compare two homes, compare what each fee includes, not just the number. I request the current budget, fee schedule and rules for each association before you make an offer. My guide to HOAs, CDDs and 55+ communities in South Hillsborough explains how these associations work.
What amenities does Kings Point have?
- Main Clubhouse: about 90,000 square feet, with indoor and outdoor pools, a whirlpool spa, exercise rooms, a theater, billiards, a cafe, and hobby, game and computer rooms.
- South Clubhouse: the newer, roughly 28,000-square-foot clubhouse, with a fitness center, a resort-style outdoor pool, craft studios and a cyber cafe.
- Golf: three courses within Kings Point, including the 18-hole Kings Point Executive course and the 27-hole Falcon Watch. Golf memberships are separate from association fees. Nearby, Caloosa Golf and Country Club is another option.
- Courts and games: pickleball, tennis, lawn bowling, shuffleboard, bocce, horseshoes and more.
- Clubs and activities: more than 100 clubs and interest groups, plus a full-time activities staff.
- Getting around: golf-cart-friendly streets and a free resident tram service.
What should you know before buying in Kings Point?
- Every association is different. Ask for the specific association’s documents, budget, reserve information and recent meeting minutes.
- Buyer approval. Many associations require approval before closing. Build that time into your contract.
- Pets and rentals. Pet limits and minimum lease terms vary by building. If you plan to bring a pet or rent seasonally, confirm the rules first.
- Insurance. Find out what the association’s master policy covers and what you need to insure yourself. My homeowners insurance guide walks through the questions to ask.
- Special assessments. Older buildings may be planning roof or structural projects. Ask whether any assessments are coming.
- Age requirements. Kings Point operates as 55-and-older housing, with association rules for residents and guests.
Selling a home in Kings Point
Many Kings Point sellers are downsizing again, moving closer to family, or handling a parent’s home from out of state. Buyers here compare fees and condition closely, so preparing the home, gathering the association documents early and pricing against recent sales in the same section make a real difference. I can coordinate cleanout, repairs, showings and the association approval process so you do not have to be here for every step. If the home is part of an estate, my guide to inheriting a home in Hillsborough County explains your options.
