Sun City Center, Florida (33573) is one of the largest 55+ communities in the Tampa Bay area. It sits in southern Hillsborough County, about 25 miles south of downtown Tampa and roughly halfway between Tampa and Sarasota. It is also where I live and work. Whether you are moving here from up north, buying a winter home, or selling a parent’s villa from out of state, this page is your starting point. It covers the neighborhoods, what homes cost, what the community fees really are, and the questions people ask me most.

What are the neighborhoods in Sun City Center, FL?
“Sun City Center” is really several communities side by side, each with its own association, rules and costs. Choosing the right one matters as much as choosing the right house.
The original Sun City Center (Del Webb’s Sun City)
The Del Webb-era neighborhoods north and south of State Road 674 have single-family homes, villas, duplexes and condos built from the 1960s onward. Owners belong to the Sun City Center Community Association, which runs the pools, fitness centers, meeting rooms and more than 200 clubs. Many streets also have a smaller neighborhood association for lawn care or exterior maintenance.
Kings Point
A gated 55+ neighborhood with more than 5,000 homes, mostly attached villas and condos, plus some single-family homes. Kings Point is legally separate from the Sun City Center Community Association. It has its own clubhouses, pools, restaurant and free tram service, and more than 100 separate condo associations. Fees, pet rules and rental rules can change from one building to the next. My Kings Point guide covers home types, fees and amenities in detail.
Renaissance and the golf neighborhoods
Renaissance is one of Sun City Center’s newer neighborhoods, with single-family homes and villas, some with water views. Golf-oriented neighborhoods like Caloosa Golf and Country Club attract buyers who want a course close to home. Golf memberships are separate from Community Association dues.
Nearby 55+ options with newer homes
If you want new or nearly new construction, Valencia Lakes and other 55+ communities in neighboring Wimauma are just a few minutes east.
What do homes cost in Sun City Center in 2026?
Sun City Center is one of the more affordable ways to own in the Tampa Bay area. Mid-2026 market reports showed roughly 800 sales over the prior 12 months, with a median sale price in the mid-$250,000s, about a third below the Hillsborough County median. Homes have been taking around three months to sell, which gives buyers more room to negotiate than they had a few years ago.
| Home type | Typical price range (mid-2026) |
|---|---|
| Kings Point villas and condos | Low $100,000s to mid $400,000s |
| Condos across Sun City Center | Median asking price around $180,000 |
| Single-family homes | Median asking price around $340,000 |
Prices change month to month. Call or text me for current numbers on the street or building you are considering.
How much are HOA and community fees in Sun City Center?
This is the question I get most, and the honest answer is: it depends on which side of the road you buy on.
- Sun City Center Community Association: annual dues are $346 per member for 2026. That covers the pools, fitness centers, club facilities and activity calendar. Buyers also pay a one-time capital fee at closing, which has been $3,000 in recent listings.
- Neighborhood associations in the original community: many streets add a smaller monthly or quarterly fee for lawn care or exterior upkeep. Some are well under $100 a month; condos run higher.
- Kings Point condo fees: commonly about $425 to $770 a month. They often bundle things like exterior and roof maintenance, building insurance, water, lawn care and basic cable, so compare what is included, not just the number.
Before you make an offer, I request the current fee schedule, budget and rules for the specific association so you know your true monthly cost. My guide to HOAs, CDDs and 55+ communities in South Hillsborough explains how these fees work.
Why do people move to Sun City Center?
- Healthcare close to home. HCA Florida South Shore Hospital is inside the community, and St. Joseph’s Hospital South is a short drive away.
- A free volunteer ambulance service. The Sun City Center Emergency Squad has provided basic life support and ambulance transport to residents at no charge since 1964.
- Something to do every day. More than 200 clubs, multiple pools, golf, pickleball, tennis, lawn bowling and classes.
- Golf-cart living. Many residents run errands by golf cart.
- Location. Tampa, Sarasota, the airport and the Gulf beaches are all within about an hour.
What should you know before buying in Sun City Center?
- Age requirements. Sun City Center communities operate as 55-and-older housing. Each association sets its own rules on residency, guests and how long visitors may stay, and many require buyer approval, so ask for the current documents early.
- Rental and seasonal rules. If you plan to rent the home part of the year, check minimum lease terms and approval requirements before you make an offer.
- Insurance and roof age. Florida insurers look closely at roof age and wind mitigation features. Getting quotes before your inspection period ends avoids surprises. My homeowners insurance guide explains what to ask.
- Flood zones. Flood risk varies street by street. Check the flood zone for the specific address. See flood zones and flood insurance in South Hillsborough.
- Homestead exemption. If Sun City Center will be your permanent home, file for homestead to lower your property taxes. Here is how homestead works in Hillsborough County.
Selling a home in Sun City Center
Many of the sellers I work with here are downsizing, moving closer to family, or handling a home they inherited, often from out of state. I can coordinate cleanout, repairs, showings and closing so you do not have to be here for every step. If the home is part of an estate, my guide to inheriting a home in Hillsborough County walks through your options, and the downsizing and relocating chapter helps if you are planning your next move.
