Get homeowners insurance in Manatee County

The short version
Getting a policy is rarely the hard part in Manatee County — getting one at a price you are happy with is. The roof, the age of the four major systems and the flood zone do more to set your premium than the asking price of the home did. Start early, because a closing date does not move for an underwriting review.
Start before you are under contract
Many buyers begin shopping for insurance after their offer is accepted. That is usually fine — and occasionally it is not. If the home is older, has a roof near the end of its life, or sits in a flood zone, the review can take longer and may come back with conditions attached. Starting during the inspection period gives you time to respond instead of asking for an extension.
H3(“what-you-need”,”What you will be asked for”)- The property address, year built and square footage
- Roof age and roof type — the single biggest factor on most Florida policies
- Whether there is a wind mitigation report, and its date
- A four-point inspection for older homes, covering roof, electrical, plumbing and A/C
- Any past claims on the property
- The flood zone, which you can look up by address
A practical order of operations
1. Look up the flood zone
Before you fall in love with a house, know whether flood coverage will be required. On some properties it is a meaningful monthly line item, and it is better to know early.
2. Ask the seller for documentation
Roof permits, a wind mitigation report and any four-point inspection already done. Documents the seller already has can save you the cost of ordering them again.
3. Get more than one quote
Premiums for the same house vary widely between carriers. Three quotes is a reasonable minimum, and it should take less time than one showing.
4. Ask what credits you qualify for
Wind mitigation features, a newer roof, a central alarm and a clean claims history can all reduce your premium. Ask directly rather than assuming they have been applied.
A local agent I have used myself
I do not sell insurance, so I would rather point you to someone than guess on your behalf. I have used this agency for my own home, and many of my clients have had good results with them on price and service. Tell them Reynolds Realty Gulf Coast sent you.

Want to understand the policy itself?
If your question is about what a policy actually covers, how hurricane deductibles work, or what to ask at renewal, that is covered in depth in Homeowners Insurance in Florida: A Plain-English Guide. This page is about the practical side — actually getting a policy in place.
