I’ve been selling homes in Manatee County since 2002, and a good share of my work is right here in Palmetto — the established neighborhoods near the river, the 55+ communities, the new construction out east, and the manufactured and mobile homes that a lot of agents won’t take on.
Most people who call me aren’t in a simple situation. They’re behind on the mortgage and not sure what happens next. They’re selling a house they inherited and don’t know where to start. They’re in the middle of a divorce, working against a deadline that has nothing to do with the market. Or they just want a straight answer about what their home is worth and what it would take to sell it.
Whatever brought you here, here’s the first thing I’ll tell you: no judgment, just options.
I’m not an attorney and nothing here is legal advice — but I’ll explain the process in plain English, tell you what your actual choices are, and connect you with people who can help. No pressure, and no obligation to do anything after we talk.
Who I help in Palmetto
If you’re behind on your mortgage
Florida is a judicial foreclosure state, which means a foreclosure runs through the court system rather than happening on a set schedule. That’s important, because it also means you usually have time — and options — that people don’t realize they have. If you have equity, selling the regular way and paying the loan off is often the cleanest exit. If you owe more than the home is worth, a short sale may be the better path. Either way, the sooner you know, the more choices you keep. If you inherited a property
Inherited homes come with questions that have nothing to do with real estate — siblings, taxes, distance, and whether the house is even in sellable condition. Usually it is, and it doesn’t need fixing up first. Start here: Inherited a House in Manatee County? If you’re selling during a divorce
Divorce sales run on a court or settlement timeline, not a market one, and that changes how we price and prepare. Here’s where to start: Selling the Marital Home During a Divorce in Manatee County: Where to Start, and Divorce Sale Help in Manatee County, FL.
If you’re buying or selling the usual way
Plenty of my clients are simply moving — upsizing, downsizing, relocating to Palmetto from somewhere else, or buying their first home. Why homeowners here call me
- I answer the phone. You deal with me, not a team, not an assistant, not a call center.
- I explain your options before I ask for anything. If selling isn’t your best move, I’ll tell you that.
- I don’t judge. Foreclosure, divorce, a house you never wanted — I’ve seen all of it, and it’s a situation, not a character flaw.
- I treat every transaction like it’s my own home. Same care, same standard, whatever the price point.
Questions people in Palmetto ask me
What happens after I get a foreclosure notice in Florida?
A foreclosure notice isn’t the end of the process — in Florida it’s the beginning of a court case. Your lender has to file a lawsuit, and you get an opportunity to respond. It’s a deadline, not a verdict. How to Read a Notice of Default | Palmetto, FL Homeowner Guide walks through what the paperwork actually says.
Can I sell my Palmetto home if I’m behind on payments?
Yes. The key question is whether you have equity. If you owe less than the home is worth, you can often sell the regular way, pay the loan off, and keep the difference — and selling stops the foreclosure. If you owe more than it’s worth, a short sale, where the lender agrees to accept less than what’s owed, is usually the better route. We’ll run the numbers before you decide anything.
How long does foreclosure take in Florida?
It varies by county and by the court’s calendar, but in this area it’s commonly several months from the case being filed to a scheduled sale — often in the range of four to eight months. That’s real time you can use, but it moves faster than most people expect. More options exist early than late.
Can I stay in my house during the foreclosure process?
Generally, yes. A foreclosure case starting doesn’t mean you have to move out, and in most situations you can remain through the process and for a period after a sale. What that looks like depends on your circumstances, and I’ll walk you through the timeline honestly.
What’s the difference between a short sale and just selling?
It comes down to equity. A regular sale is when the home is worth more than you owe. A short sale is when you owe more than it’s worth and the lender agrees to take less. Both can be a far better outcome than letting a foreclosure finish. Here’s the honest comparison: Pre-Foreclosure FAQ: What Palmetto and Manatee County Homeowners Ask Me Most.
I inherited a house in Palmetto. Do I need to fix it up first?
No. Most inherited homes in this area sell as-is, and buyers expect it. Don’t spend money on repairs before we’ve talked about what the house is really worth and who’s likely to buy it. What to Do With an Inherited Home You Don’t Want to Keep covers the sequence.
Do I owe you anything to find out where I stand?
No. Call or text me and we’ll talk through your situation at no cost and with no obligation. If selling isn’t the right answer for you, I’ll say so.

The rest of Manatee County, city by city
I work all over Manatee County, not just Palmetto. If you’re weighing this area against somewhere else, here’s a plain-English read on each place I’m asked about most — roughly closest to Palmetto first.
- Ellenton — between Palmetto and Bradenton on the Manatee River, with quick I-75 access and the outlet mall.
- Bradenton — the county seat and the biggest of the group — the Riverwalk, the Village of the Arts, and the widest range of housing in the county.
- Parrish — east of Bradenton and the fastest-growing part of the county, so most of what’s for sale there is new construction.
- Bradenton Beach — the southern end of Anna Maria Island, home to Bridge Street and the Historic Old Town district.
- Holmes Beach — the middle of Anna Maria Island, and the most year-round of the three island cities.
- Anna Maria — the northern tip of Anna Maria Island — the smallest of the three, and the closest thing left to Old Florida.
- Longboat Key — the long barrier island south of Anna Maria, straddling the Manatee and Sarasota county line.
- Myakka City — the rural east side of the county — acreage, horses, and room between neighbors.
