You may have seen the headlines this week: a new report from Realtor.com says the best week to buy a home in all of 2026 is September 27 through October 3. It’s a catchy number, and it’s backed by real data — but before you make a decision based on a national headline, it’s worth looking at what that report actually says about our market specifically.
What the National Report Found
Realtor.com’s 2026 Best Time to Buy analysis looked at eight years of listing data (2018–2025, skipping the pandemic year) across six factors: listing prices, inventory levels, new listings, time on market, buyer competition, and price reductions. Nationally, the week of September 27 lines up with:
- 31.9% more active listings than the start of the year, and 13.3% more than an average week
- Listing prices running about 3.5% below their seasonal peak — enough to mean roughly $14,000 in potential savings on a median-priced $416,000 home
- Buyer competition down about 30.1% from the spring peak
- Homes spending about 64 days on market, roughly two weeks longer than the busiest stretch of the year
- 5.7% of listings seeing a price cut

Why That Week Doesn’t Line Up Here
Here’s the part that matters more if you’re buying in Manatee County: Realtor.com’s own report breaks the national finding down by the 50 largest metro areas, and only 14 of them actually match the national week. Tampa — the metro area Manatee County falls under — is specifically called out as one of the metros where the best week lands much later: November 29 through December 5, not late September (per Realtor.com, September 2026).
That’s not a small gap. It means a buyer here who times their search around the national headline could end up shopping right in the middle of our market’s more competitive stretch, instead of the window when local inventory and pricing actually favor buyers. Local supply and demand here doesn’t move on the same calendar as the national average, and that’s exactly why a market-wide headline needs a second look before you act on it locally.
What This Actually Means for Your Search
This doesn’t mean pause your search if you’ve already found a home that fits — the right home at the right price is still the right home, whenever it shows up. But if you have some flexibility on timing, this data suggests that late November into early December has historically been a stronger window for buyers in the Tampa Bay area: more homes to choose from, less competition, and more room to negotiate than what we’re likely to see this fall.
