Direct answer: There isn’t one “right” month for everyone. Right now Florida has more homes to choose from than a few years ago and prices have been fairly steady, while mortgage rates are higher than they were a year ago. Whether now is a good time for you depends mostly on your budget, your timeline and how long you plan to stay.
I hear this question almost every week, usually from someone who has been watching listings for months and is tired of guessing. I can’t tell you where prices or rates are headed next, and I’d be wary of anyone who says they can. What I can do is lay out the latest numbers in plain English and walk through the questions that actually decide whether buying makes sense for you this season.
What the latest Florida numbers show
Florida Realtors publishes a statewide report every month. Here’s what the September 2026 report (released October 16, 2026) showed for existing single-family homes, next to the most recent weekly mortgage rate from Freddie Mac.
| Measure | Latest figure | A year earlier | Source, data month |
|---|---|---|---|
| Median sale price, single-family | $415,000 | $410,000 | Florida Realtors, Sept 2026 |
| Active listings (inventory) | 95,799 | 106,199 | Florida Realtors, Sept 2026 |
| Months’ supply of inventory | 4.4 months | 5.1 months | Florida Realtors, Sept 2026 |
| Median time to contract | 47 days | 53 days | Florida Realtors, Sept 2026 |
| Median share of original list price received | 95.7% | 94.7% | Florida Realtors, Sept 2026 |
| 30-year fixed mortgage rate (national average) | 7.18% | 6.22% | Freddie Mac PMMS, week of Nov 5, 2026 |
A few things stand out. Prices statewide have barely moved, up 1.2% from a year earlier. Inventory is down about 10% from last year, but there are still close to 96,000 single-family homes listed across the state. And the typical seller accepted a price a bit under their original asking price, which tells you there is usually some room to talk.
Is Florida a buyer’s market or a seller’s market?
Florida Realtors uses 5.5 months of supply as the benchmark for a balanced market. Above that leans toward buyers; below it leans toward sellers. At 4.4 months in September 2026, single-family homes statewide sat below that line, so on paper the state leans slightly toward sellers. Condos and townhomes are a different story, and individual towns can look very different from the statewide picture.
That’s why I always look locally too. For homes in Wimauma, Movoto’s November 2026 market snapshot showed a median list price of about $370,000 (down about 1% from a year earlier), around 554 homes for sale and a median of roughly 123 days on the market. Listings that sit longer generally give buyers more time to compare and negotiate. Treat these as a snapshot, not a forecast, and ask for current sold data on the specific neighborhood you’re considering.
What higher mortgage rates mean for your budget
Freddie Mac’s survey showed the 30-year fixed rate averaging 7.18% the week of November 5, 2026. That was the third straight weekly decline, but it’s still about a full point higher than a year earlier, when it averaged 6.22%. The 15-year fixed averaged 6.57%.
Keep in mind that this is a national average for borrowers with strong credit and 20% down. The rate you’re offered depends on your credit, down payment, loan type and the lender. The Consumer Financial Protection Bureau suggests getting Loan Estimates from at least three lenders and comparing them side by side, because offers on the same day can differ. If you want to see how a rate turns into a monthly payment, my earlier post on how much house you can afford in Wimauma walks through the pieces.
A lender is the right person to ask about rate locks, buydowns and loan programs. That’s general information here, not lending advice.
Questions that matter more than the headlines
Market numbers set the backdrop, but your own situation decides the answer. Before you worry about timing the market, run through this checklist:
- Payment comfort: Would the full monthly payment (principal, interest, taxes, insurance and any HOA fee) fit your budget today, without counting on a future refinance?
- Time horizon: Do you expect to stay at least several years? Buying and selling both have costs, so a short stay leaves less time to absorb them.
- Savings cushion: After your down payment and closing costs, would you still have money set aside for repairs and surprises?
- Insurance quotes: Have you asked an insurance agent to quote homeowners (and flood, if needed) on the type of home you’re considering? In Florida this can change the budget a lot.
- Pre-approval: Has a lender reviewed your income, credit and assets, so you know your real price range?
- Life timing: Does a job, lease, family need or school calendar make a particular move date important?
If most of those answers are “yes,” the market conditions above are something to plan around rather than a reason to wait. If several are “not yet,” it may make sense to spend a few months getting ready, and that’s a perfectly good plan too.
Buying in fall and winter around the South Shore
Around Wimauma, Sun City Center real estate and homes in Ruskin, the choices range from resale homes to new construction, and new-home communities sometimes offer builder incentives. Incentives change often and come with their own terms, so get them in writing and have your lender compare them against a plain price reduction.
Whatever the season, the practical steps are the same: get pre-approved, gather insurance quotes early, check a property’s flood zone on FEMA’s flood map, and look at recent sold prices for the exact neighborhood instead of relying on a county-wide or statewide average. Frequently asked questions
Should I wait for mortgage rates to drop before buying?
Nobody can promise where rates will go. Freddie Mac’s average was 7.18% the week of November 5, 2026, down three weeks in a row but higher than a year earlier. A safer approach is to buy only if the payment works at today’s rate, and treat any future refinance as a possible bonus rather than part of the plan. A lender can explain your options.
Are Florida home prices going down?
Statewide, the single-family median was $415,000 in September 2026, up 1.2% from a year earlier according to Florida Realtors, so prices have been fairly flat overall. Individual towns and home types vary, and condos have behaved differently from single-family homes. Local sold data is the best guide for a specific area.
Can I still negotiate on price in today’s market?
Often, yes. Florida Realtors reported that sellers received a median of 95.7% of their original list price in September 2026, so many sales closed below the first asking price. Every home is different, though, and well-priced homes in good condition can still draw quick offers.
What should I do first if I’m thinking about buying?
Talk with a lender about pre-approval, get a homeowners insurance estimate, and decide on a monthly payment you’re comfortable with. Once you know those numbers, the timing question usually gets much easier to answer.
The bottom line
Florida’s market this fall is steadier than the headlines sometimes suggest: prices are close to flat, there are plenty of homes to look at, and many sellers are negotiating. Rates are the main hurdle. If the payment fits and you plan to stay a while, now can work. If it doesn’t fit yet, getting your numbers ready is a smart use of the next few months.
