Short answer: Sun City Center HOA fees usually come in two layers. Residents pay annual dues to the Sun City Center Community Association, which the association lists at $346 per person for 2026, and buyers pay a one-time $3,000 Capital Fund fee at closing. Many homes also belong to a neighborhood HOA or condo association with its own separate fee, so the total depends on the exact address.
I get this question from buyers and sellers in Sun City Center almost every week, and it makes sense. Listings often show one fee number, but that number doesn’t always tell the whole story. Below I’ll walk through what each layer is, what it pays for, and how to look up the real figures for a specific home before you sign anything.
Layer one: Sun City Center Community Association dues
The Sun City Center Community Association (residents usually just call it “the CA”) is a not-for-profit corporation formed in 1986. It owns and runs the community’s shared buildings and recreation facilities, other than the golf courses. Residents are voting members, and the board of directors is made up of volunteer, unpaid members who are elected by the membership.
According to the CA’s own FAQ page, annual dues for 2026 are $346 per person. Note the “per person” part: a household with two residents should plan on two memberships. Members vote on the budget and dues each December, so the figure can change from year to year.
The CA says annual dues fund the operation and maintenance of its facilities, which include swimming pools, a fitness center, club rooms for arts and crafts, sports courts and the community library, along with more than 120 clubs. The association also points out that Sun City Center residents do not pay CDD (community development district) fees, which is a common extra cost in many newer Florida communities.
The one-time Capital Fund fee at closing
When a home sells, the buyer pays a one-time Capital Fund fee at closing. The CA lists the current amount as $3,000 as of 2026. That money goes into a restricted fund used for capital improvements, such as building new facilities and upgrading existing ones, not day-to-day operations.
For buyers, this is worth adding to your cash-to-close estimate early. For sellers, it helps to know about it so you’re not surprised when a buyer or their lender asks. The CA’s policy manual also has a section on exemptions from the Capital Fund fee, so if you think a situation might qualify, ask the CA office directly rather than assuming.
Layer two: neighborhood HOA and condo association fees
This is where Sun City Center HOA fees vary the most. The CA notes that some neighborhoods have their own property owner associations with additional covenants. Many villas and condos also belong to their own association, and those fees can cover very different things from one building or street to the next. Depending on the association, that might include lawn care, exterior maintenance, roofs, insurance on the building, water, trash or cable. Some cover very little; some cover a lot.
That’s why two homes with similar prices can have very different monthly costs. If you’re still sorting out the difference between home types, my post on villas, condos and single-family homes in Sun City Center explains how ownership and maintenance usually split.
One more local note: Kings Point, on the other side of S.R. 674, is a separate gated 55+ community with its own governing bodies and its own fee structure. If you’re comparing the two, my Kings Point guide covers that community’s details.

How to check Sun City Center HOA fees for a specific home
Here’s the checklist I use with my own clients. None of it is complicated, but doing it in this order saves a lot of back-and-forth.
- Confirm the CA dues and Capital Fund fee. Call the CA member line at 813-633-3500 or email sccboard@suncitycenter.org to confirm current amounts.
- Find out whether there’s a second association. Ask the seller or listing agent for the name of any neighborhood HOA or condo association and its management company.
- Ask what that fee covers. Roof, exterior, insurance, lawn, water and cable are the big ones. Get it in writing.
- Ask about reserves and special assessments. Ask whether any special assessments are approved or being discussed.
- Request the estoppel certificate. For HOAs governed by Chapter 720 of the Florida Statutes, this document shows what’s owed on the property. The association has 10 business days to deliver it after a written request. The base fee is capped at $250, with up to $100 more for an expedited three-business-day request and up to $150 more if the account is delinquent.
- Read the disclosure summary. Florida law requires sellers in a mandatory HOA (Chapter 720) to give buyers a disclosure summary before the contract is signed. If a buyer doesn’t get it first, they can cancel within three days of receiving it or before closing, whichever comes first. Condos fall under a different chapter (718) with its own rules.
Every association is different, and these are general guidelines, not legal advice. For questions about a specific contract or governing document, a Florida real estate attorney is the right person to ask. For the association’s own rules, go straight to the association.
What sellers should have ready
If you’re selling, gathering this early keeps your sale moving: the name and contact for every association the home belongs to, a recent statement showing your dues, a copy of the governing documents and any rules on approval of buyers, and notes on what your association fee covers. Buyers in Sun City Center often compare total monthly cost, not just price, so clear fee information helps your home compare fairly.
If you’re handling a home for a family member who has passed or moved, the fee picture can be part of a bigger decision. My post on inheriting a home in a Sun City Center 55+ community walks through keeping, renting or selling. You can also browse my free guides for buyers and sellers.
Frequently asked questions
Are Sun City Center Community Association dues charged per home or per person?
Per person. The CA lists 2026 dues as $346 per person per year. Confirm the current figure with the CA office, since members vote on the budget each December.
Who pays the $3,000 Capital Fund fee?
The CA describes it as a one-time fee paid at closing when a home is purchased. Who covers it in a particular sale can be part of the purchase contract, so look at your contract and ask the title company.
Do Sun City Center homes have CDD fees?
The CA says its residents do not pay CDD fees. You can confirm a specific property’s tax bill and any non-ad valorem assessments through the Hillsborough County Tax Collector.
Is Sun City Center age-restricted?
Yes. The CA describes Sun City Center as a qualified 55+ age-restricted community, with a restrictive covenant requiring at least one occupant of each home to be 55 or older. Check the governing documents for the full rules.
