Southshore Bay is a master-planned community in Wimauma, Florida (33598) built around a man-made Crystal Lagoon with a sandy beach, swim-up bar and kayaking. It sits near Sun City Center in southern Hillsborough County, a short drive from Apollo Beach and Tampa. The community includes townhomes, villas and single-family homes, plus a separate 55+ active adult section with its own clubhouse. I live in Sun City Center and work this part of the South Shore every day, so here’s what I’d want to know before buying or selling here.

What is Southshore Bay like?
The lagoon is the centerpiece: a large, clear, man-made swimming lagoon with a sandy beach where residents can swim, kayak and paddleboard. Around it are walking and biking trails, a dog park and a gated entry. Homes are wired for high-speed internet, and many have smart-home features. Because building is still underway, expect active construction in some sections.
What types of homes are in Southshore Bay?
- Townhomes and villas: lower-maintenance options, often the most affordable way into the community.
- Single-family homes: a range of sizes and lot widths from the community’s builders.
- The 55+ active adult section: Lennar villas and single-family homes, roughly 1,400 to 2,800 square feet, with a separate clubhouse.
Is there a 55+ section in Southshore Bay?
Yes. Southshore Bay includes an active adult neighborhood marketed for residents 55 and older, built by Lennar. It has its own clubhouse with a tiki bar and activity rooms, a fitness center, a pool, and courts for pickleball and bocce, with an onsite lifestyle director. Residents also have access to the lagoon. If the age restriction matters to you, ask for the association documents that spell out the age and occupancy rules for that section.
What do homes cost in Southshore Bay in 2026?
Prices vary widely by home type. Builders have advertised starting prices in the high $200,000s, and recent sales since 2024 have generally run from the mid-$200,000s for townhomes to around $450,000 for larger single-family homes. In the 55+ section, asking prices in fall 2026 ran from roughly $300,000 to just over $500,000.
Prices change month to month and builder incentives come and go. Call or text me for current numbers on the home you’re considering.
How much are HOA, CDD and lagoon fees in Southshore Bay?
Southshore Bay has three separate kinds of costs, so add them up before comparing homes. These are the developer’s published 2024 figures, so confirm current amounts:
| Fee | Published amount |
|---|---|
| Master HOA | About $236 per quarter |
| CDD (on the tax bill) | About $415 to $730 a year depending on lot size; about $414 a year in the active adult section |
| Lagoon fee | About $39 a month, plus a one-time initiation fee at closing of about $1,000 to $2,000 by home type |
The 55+ section carries its own association fee on top of the master HOA, and recent listings there have shown about $430 a month. The lagoon is owned and run separately from the HOA and CDD. My guide to HOAs, CDDs and 55+ communities in South Hillsborough explains how these fees work.
What should you know before buying in Southshore Bay?
- Know which section you’re in. Fees, rules and amenities differ between the main community and the 55+ section.
- Count every fee. HOA, CDD, the lagoon fee and its initiation fee all affect your monthly cost.
- New construction details. Ask about builder warranties, lot premiums and what’s still being built nearby.
- Insurance and flood. Get insurance quotes early and check the flood zone for the address. See my insurance guide and flood zone guide.
- Bring your own agent. The builder’s sales team represents the builder. Having your own agent gives you someone on your side for the contract, upgrades and inspections. Many builders offer buyer-agent compensation, but it varies, so we’ll confirm how it works in writing before you sign anything.
Selling a home in Southshore Bay
Resales here compete with brand-new homes from the builders, so pricing against real resale numbers matters. I’ll show you what comparable homes have actually sold for, help you highlight what a new build doesn’t have (finished landscaping, window treatments, no wait), and handle the details if you’re selling from out of town.
