Shopping, medical offices and HCA Florida South Shore Hospital in Sun City Center are a short drive away, and downtown Tampa is roughly 30 minutes north.

What should you know before buying in Valencia del Sol?
- Age rules and approvals. As a 55+ community, Valencia del Sol has its own rules on residency and guests. Request the current association documents early.
- Your true monthly cost. Add the HOA fee, any CDD assessment, property taxes and insurance together before comparing homes.
- Insurance. Newer construction often helps with premiums, but get quotes during your inspection period. My homeowners insurance guide explains what to ask.
- Flood zone. Check the flood zone for the specific address, especially on lake lots. See flood zones and flood insurance in South Hillsborough.
- Resale vs. new. A resale may come with upgrades and a mature yard; a newer home may come with builder warranties. Compare both.
